(#03019-004097) is a ±80-acre tract of
timberland located in southern Union County about ten miles west-southwest of
Strong, AR and twelve miles southeast of El Dorado, AR (North 33.0770°, West
92.5256°). Historical access has been
via timber / logging road off Hillsboro Road (Union CR-32). See timber type map for road. The northern portion of the tract has a
mixture of pine and hardwood but is mostly mature pine sawtimber that offers
great income potential. The southern
portion of the tract contains a younger stand of timber that is a mixture of
pine and hardwood. The southern portion
of the tract has historically been accessed via woods road off Hibanks
Road. (See timber type map.) In addition to the older timber on the north
end and the younger timber on the south end, the central part of the tract has
about 29 acres of wetland that is great waterfowl habitat. A pipeline right-of-way roughly 40ft in width
and a half-mile in length bisects the property providing great wildlife
openings. According to the USDA NRCS web
soil survey, the property is based upon an assortment of fine sandy/silt loam
soils which give the land a weighted average soil site index of 88.5 feet for
loblolly pine (base age 50 years).
