Hogan-19 (#03019-004102) is a ±235-acre tract of
timberland located in eastern Nevada County about two miles south of Bluff
City, AR and eleven miles northeast of Rosston, AR (North 33.6891°, West
93.1295°). Access to this tract is by
Buster Green Road (Nevada 424). This
great investment and recreational opportunity has ±167 acres of upland pine of
which ±137 acres are 25-year-old pine plantation. The south boundary and part of the west
boundary of this property adjoins the Poison Spring State Forest / WMA
providing additional recreational opportunities. And if that is not enough, White Oak Lake
State Park and White Oak Lake are located less than one-half mile east of the
property. The tract features a diverse range of timber types including over ±165
acres of merchantable planted pine and another ±65 acres of hardwood bottoms /
wet land wildlife habitat. The majority of the topography consists of
well-drained rolling upland hills that according to the USDA NRCS web soil
survey consist of an assortment of sandy loam soils that not only make for a
well-drained tract that is accessible for logging during wetter periods of the
year but also give the tract an excellent weighted average soil site index of
