and three miles northeast of Urbana, AR (North 33.1827°, West 92.4007°). Several gravel roads of the Sandy Bend Oil Field area run through the property, best access is northeast of Sandy Bend Road. The property contains a variety of timber types and ages, including mostly hardwood bottomland hunting ground and about 17 acres of merchantable planted pine. An intermittent stream known as “Dry Creek” flows through the property. According to the USDA NRCS web soil
survey, the property is based upon an assortment of sandy-silt loam soils which
give the land an excellent weighted average soil site index of 90 feet (base age 50
