This farm is currently being leased. New owners will have the option to keep the lease as is or contract a new lease for the 2025 planting season. This farm consists of 125 acres of row crop farming and approx 35 acres of hunting ground for a total of 160 acres (+/-). There are some older outbuildings on the property and a small well for water. Seller has no knowledge about the well or it's working condition. This property is being auctioned “AS-IS” ONLINE AUCTION ONLY JUNE 15 2024 @ 10:00 AM

This property is selling “AS-IS “. Not contingent on financing, inspections, or appraisals. The successful bidder will sign a binding purchase agreement immediately following the end ofbidding. A 10% non-refundable down payment due on the day of auction payable to Buyers Title and Escrow choice within 24 hrs of end of auction. The remainder of the purchase price shall be paid in certified funds at closing on approximately June 15th, 2024. All prior taxes paid by seller. Current year taxes prorated to date of closing.
