This low-fenced hunting property sits about 45 miles north of San Angelo, north of Robert Lee off of Exxon Road on Menielle Road.   It's located just half a mile from Lake Spence and gets lots of deer coming from the lake.  The ranch has good cover and nice views of the surrounding hills including views of Meadow Mountain to the west.  The ranch sits in between Meadow Creek and Rough Creek, which are tributaries to Lake Spence.  These creeks provide a nice habitat for wildlife.   The land has a 2021 single-wide mobile home with a large carport.  The water well and well house sit to the west of the house.  There is a storage or workshop and a semi-truck trailer for feed storage as well as an RV hookup with a separate meter.  The hunting is considered good and consists of populations of Whitetail, Mule Deer, Axis, Quail, and Dove.   Many deer come from the lake side of the property and move from west to east and back traveling from one creek to another.  The east boundary is Menielle Road which has 5 strand fence and the south and west boundaries are netwire.  There is no north fence.  There are some elevation changes of approximately 70 ft. at most.  The oil company that holds the lease is planning to drill on this property this year.  The seller does not own minerals for this land.
