Deeded in 1912 to Sherman Webb and ranched by 4 generations of Webb’s since, this 7,758+/- acre ranch is located at the northernmost point of Phillips County, adjoining the Canadian Border.

Made up of 2,706+/- deeded acres and 5,052+/- acres of BLM Lease, this property is rated by the owner for 250 cow/calf pairs for 6 months, with grass to spare. 800+/- acres were previously farmed and planted back to a native blend grass by the current owner in 2015, creating a considerable amount of improved pasture and ample grazing.

All acres of the property are contiguous and the entire property was re-fenced with steel posts and braces between the years of 2000 and 2024. An impressive set of working corrals, constructed of metal pipe was erected in 2005 complete with windbreak and permanent loading chute. A quonset on the property, built in 1956 and measuring 32′ x 36′, is in good condition and acts as storage.

Remnants of the Homestead remain, with a stand of Cottonwood and Russian Olive trees arranged in a shelterbelt surrounding the location of the long gone family home where Sherman and his wife raised 11 Webb children. Power to the property runs the well, drilled in 1995 to a depth of 556 feet, pumping 12 gallons per minute. Potholes are plentiful in the region, making this property an ideal candidate for a US Fish and Wildlife easement, not yet in place and offering a substantial easement value to the new owner. A “Potholes and Prairies” easement, dating back to 1978 covers approximately 1240+/- acres of the property and is eligible for upgrade.

The neighboring Webb Waterfowl Protection Area creates nearby habitat for waterfowl, and sage grouse and huns are often found in the protection of the homestead and buildings on the property. Antelope are known to make their home here and are easily spotted. From this location prairie stretches uninterrupted for miles in all directions.
