DESCRIPTION: This 200.5+/- acre tract is located in southwestern Lamb County on FM 54 is less than 12 miles from Littlefield and Sudan, Texas. This farm is in Conservation Reserve Program – State Acres for Wildlife Enhancement (CRP-SAFE) through September 30, 2025. This farm is very accessible and boasts over a mile of FM 54 frontage. With this contract ending in 2025 there are possibilities to go several directions with this tract. Tract is in an area that has good populations of native wildlife including mule deer, quail, occasional whitetail deer, and good location for migratory birds such as dove, crane and geese. There are several productive dryland and irrigated farms in the area as well. Being only ten minutes from Littlefield and about 45 minutes from Lubbock makes this location a practical distance for a lot of uses.

TOPOGRAPHY: The farm is flatter on the west end and slopes generally to the east towards a large playa lake on the adjacent tract to the east, this playa does sometimes extend to the southern panhandle part of this tract in extreme flooding situations. This playa is good habitat for some native wildlife species.

IMPROVEMENTS: There are no viable improvements on the property.

WATER FEATURES: There are some old irrigation wells on the property that have not been used since tract was in conservation.

FENCING: There is no permanent fencing on this property

WILDLIFE, HUNTING AND RECREATION: The area has diverse wildlife with Mule deer, White Tail deer, occasional feral hog, quail, and dove not to mention seasonal potential for geese and sandhill crane. Land is located just a few miles northwest from Illusion Lake and Yellow Lake basin area which is a sparsely populated area that holds a lot of native wildlife. Bull Draw and Goat Draw serve as natural wildlife funnels from the basin westward towards this property.

SOIL: Soil primarily consists of Midessa fine sandy loam, 1 to 3 percent slopes, Zita fine sandy loam, 0 to 1 percent slopes, Midessa fine sandy loam, 0 to 1 percent slopes, Amarillo fine sandy loam, 0 to 1 percent slopes, Zita loam, 0 to 1 percent slopes, Amarillo fine sandy loam, 1 to 3 percent slopes, with small amounts of Berda fine sandy loam, 3 to 5 percent slopes, and Veal fine sandy loam, 1 to 3 percent slopes.

USDA INFO: Farm is currently enrolled in Conservation Reserve Program – State Acres for Wildlife Enhancement (CRP-SAFE) through September 30, 2025. Annual payment is $8250. Enrolled acreage is 198.40 at an annual per acre payment rate of $41.58.

TAXES: With current exemptions (2024 – $522.18)

RESERVATIONS: Owner is unsure of current mineral interest but would like to reserve 1/2 of existing interest in minerals. Owner would like to reserve 1/2 commercial wind royalty rights and 1/2 commercial solar royalty rights but does not intend to reserve executive rights for wind and solar.
