The Feedlot: An active, functioning, income producing facility. Offered as land and vertical improvements only! It is available with a 2025 Kuhn single screw mixer and a 2025 Case 140A tractor at additional cost, making this a turnkey step in and stock up feedlot. The central feedlot facility occupies about 16 acres of the total 105 acres. It has over 1000′ feet of linear bunk space in the 10 main feed pens and an additional 1200′ feet of linear bunk space in the traps. The rest of the acreage is divided into pastures for backgrounding, holding, etc. A 55′ x 85′ processing shed covers the working pens, the Brute squeeze chute, Abilene Scales scale set. The operation is supported by a recently constructed 40 x 60 metal shop offering a concrete floor, electricity, water, and air. There is an extremely nice 350 Sq ft office in the shop.

Feed materials are protected from the weather by a 30′ x 40′ shed covering 2 bays with 4′ foot concrete walls. 2 water wells make over 150 gallons per minute with their current horsepower configurations. Consistently feeding 1200 to 1500 head the owner has fed as many as 2400 head utilizing the traps as feed pens. An additional 4 acres is laid out with concrete aprons and water lines for the construction of more feed pens. Some of the pipe pens and water troughs are already on site.
