*Tenant: The tenant is a wonderful, eighty-five year old lady who has lived and worked on the original farm for more than 60 years. She is allowed  to remain in the house as long as she can care for herself. When and if that time arrives when she cannot care for herself anymore,  she will  move out and the house will be available for the owner  of the land.

 

Appliances: All the appliances belong to the tenant and will be removed when she leaves.

 

Garage: There is an old two-car garage without front doors.

 

Tobacco Barn: This is a large tobacco drying barn with  metal roof and siding.

 

Milk Barn: The previous owners milked cows in this barn for many years using this barn and milk parlor.

 

Pole Barns/Equipment Sheds: There are two large three-sided, metal-clad and roofed, multi-bay equipment barns/sheds. One of these barns is quite  new. A third old three-sided shed is located on Tract #5.

 

Land: The land, for the most part, is rolling and relatively flat except for a  hollow and where it drops down to the creek. The cropland has been productive over many years, producing soybeans, corn, tobacco, hay, and cow pasture. The cropland is currently in soybeans, which will be harvested  by the end of this year. The cropland could most likely be leased out from year to year or retained for personal use.

 

Natural water: There is a spring in the clump of trees in the middle of Tract #5. Originally, a  large pond was located there and could be dug again. There is also a creek running through  part of the eastern and southern  part of Tract #5. Originally, there were several  ponds on the farm.

 

Location: The location is on a quiet, country road, surrounded  by cropland and hardwood forests, grass, cattle, and farms.

 

Utilities: The water and power are provided to the house and functioning. The water is provided by the City of Edmonton. The power comes from Tri-County. And, the internet is available from several different providers, with South Central Rural Telephone Cooperative (SCRTC) as the main provider.

 

Restrictions: No use restrictions and no zoning and no building department in

Metcalfe County.

 

Hunting and Wildlife: There is an abundance of large deer and turkey on this property.

 

Remote: This property  is located on a very quiet, peaceful road with good neighbors in Metcalfe County.  It can be reached from  Subtle Road (KY 496) and from the Edmonton Tompkinsville  Road (KY 163).

 

Recreational Lakes: In adjoining counties, many fishing and recreational lakes and rivers can be easily reached.  Examples are: Green  River Lake, Dale Hollow Lake, Barren River Lake, Cumberland  Lake and River, and Nolin Lake.
