DESCRIPTION: This tract has 234.47+/- acres that have are no longer in the Conservation Reserve Program.  The remainder of the acres 86.3+/- are designated as farmland but not cropland and is presently in native pasture.  The cropland has gentle to moderate slope and has numerous terraces that were originally installed to prevent runoff and surface erosion.  There is a good stand of improved grass on the cropland as well as a good stand of native grasses w/ forbs and woodies in the other areas.  This area has very little vehicle traffic is fairly remote and is prime area for Texas Mule Deer along with great habitat for dove and quail as well as occasional antelope.  Located on a couple of miles from New Mexico border and GMU 31.

TOPOGRAPHY: Farm is generally 1-3 percent slope with multiple terraces.  Good natural funnels and travel corridors for small game and deer.

WATER FEATURES: There are no permanent above ground running or standing water features on tract.

WILDLIFE, HUNTING AND RECREATION: Greatlocation or both Mule Deer and occasional Antelope. Will also be good for dove, and quail along as well as a good coyote hunting location, property is located just a couple of miles from the New Mexico border and GMU 31. Accessibility is good to this tract with county-maintained dirt roads on north, west and south sides of property.  

SOIL: Soils on farmland portion of tract are predominantly classified as Amarillo fine sandy loam, 1 to 3 percent slopes with the remainder of farmland being mostly Stegall and Portales Loam.  Native range areas are primarily Kimberson gravelly loam.

USDA INFO: Farm is part of the USDA Farm Program and FSA 156 and USDA maps can be requested by serious inquiries.

RESERVATIONS: Existing mineral rights amounts unknown; owner would like to retain ½ of existing minerals and ½ of existing commercial wind royalty rights.
