United Country Broker Utilizes Ranch and Hunting Knowledge to Close Both Sides of $2.4 Million Ranch
John Parsons of United Country | Legacy Farm and Ranch in Nevada recently sold a 543-acre ranch south of Fallon, Nev, for $2.4 million. The property was owned by the seller for 40 years and was used as a hunting ranch for friends and family as well as leased out for cattle grazing. It was adjacent to thousands of acres of BLM land and a public hunting area, making it the prime habitat for ducks, geese, dove, quail and mule deer.
To attract quality buyers, Parsons mailed hundreds of Realtree United Country Hunting Property letters to land owners in the area and placed two large signs on the busy main roads pointing to the ranch. The signs even caught the attention the US Fish and Wildlife real estate specialist, but they ultimately decided not to buy the land.
A neighboring rancher/farmer/distiller was aware of the ranch being for sale and had previously spoken with the seller about buying it, if it ever became available. Parsons took the initiative to call the rancher and he was more than happy to utilize Parsons as the buyer’s agent on the deal.
“This has been my largest sale to date and I dual sided it with amazing sellers and buyers,” said Parsons.
