The Pedron Lake Tract (#03019–03721) is a +/- 224-acre (per GIS Estimate) tract of timberland located in eastern Ouachita County about five miles southeast of Camden, AR (North 33.522756°, West 92.773086°). The land features nearly a half-mile of frontage to the right bank of the Ouachita River and access to Pedron Lake! Most of the topography is generally flat to gently rolling along with some hardwood creek bottoms. Access is excellent with Ouachita Road #377, a gravel county road, running along the southwestern edge of the property to the west side of Pedron Lake. Some utilities exist allowing for camp/home site potential within the Camden Fairview School District. A gated private gravel road runs northeasterly through the property giving access to a camp site across the northeast corner of the tract. Over sixty acres were planted in 2017 and remain unthinned. About 52 acres remain of upland merchantable natural pine. Over a hundred acres remain as a hardwood creek bottom and wetland area. According to the USDA NRCS web soil survey, the soils consist of predominately Ouachita Association and Amy Association which give the tract an excellent weighted average site index of 93.7 feet for Loblolly Pine (base age 50) for the portion rated.
