Land: There are approximately 190 acres of land included in this transaction. The land is covered with a nice mix of open fields with native grass and areas with nice stands of young native timber including a diverse variety of oak trees, native shortleaf pine and sweet gum. There is a field along the Blackfork River that the current owner uses to bale hay. This area contains a deep sandy loam type soil. The property elevation increases toward the south side of the property which has rockier and well drained soil.
Hunters Cabin: There is a rustic off-grid hunters cabin on the property with covered front porch. The cabin is an open room with couch, some shelving and wood burning stove.
Perimeter Fencing & Fire Lanes: There is fencing around most of the property perimeter. The fencing was constructed using metal mesh wire and 8 foot tall metal tee posts. Additionally, there is an established fire lane around the property perimeter which would make it easy to conduct controlled burns to enhance habitat for eastern wild turkey and whitetail deer.

The property elevation varies from 780 feet at the North property line to 1040 feet at the South property line. In the centre of the property is a level elevated section of land that provides and amazing view of several mountain ranges to the South and West. Sources of Water: The north property line has approximately 400 feet of frontage along the Blackfork River. Additionally, the West property line adjoins the Ouachita National Forest area and the new owners will have access to an additional 1 mile of river frontage on National Forest land. The Blackfork River is a beautiful hole of crystal clear water that provides a year round source of water for local wildlife as well as great recreational opportunities for kayaking, swimming, fishing and boating. Mineral Interests: The Sellers do have some mineral interests in the property. Any mineral interests that they own will convey to the new owners.
