The marina is located on Bull Shoals Lake and is known for its clear and clean water, making it ideal for fishing, boating, swimming, and kayaking. The lake is abundant with various fish species, including bass, trout, catfish, and crappie, making it a haven for fishing enthusiasts. The marina is the hub for boaters, anglers, scuba divers, and let us not forget the fish stories! The lake stretches across both Missouri and Arkansas, offering a diverse range of recreational opportunities. The beautiful resort offers a variety of modern, clean, comfortable, and well-maintained accommodations that are all just a stone’s throw from the marina/lake, and next door to Cookie’s restaurant and the recreational complex. Guests of the Theodosia Marina-Resort and Fort Cook RV Park are entitled to full use of the recreational facilities which includes a large in-ground swimming pool, lighted tennis court, large basketball court, coin-operated laundry, banquet room/outside patio, and shower house.

Cookie’s is a family style restaurant that has a loyal following from locals & guests alike and is well known known for “down home” country cooking! Their menu offers a wide variety of meal and dessert options. The restaurant is located at the entrance to the resort complex, just a short distance from the highway, with a gorgeous view of Bull Shoals Lake and next to the marina. It can accommodate large groups in the party room, or smaller parties in our dining room. Cookies also caters for the community and provides Breakfast, Lunch, and Dinner “family reunions.”

The RV Park has nightly site rentals and camping. The beauty of this location is that it is not affected by the lake levels. Normal pool level is 654 feet above sea level and flood pool is 695 feet. Please note that none of the properties flood and the marina is just moved closer to the shoreline during high water levels.

Otter Creek Lodge is built upon .43+ acres owned by TMR and the remainder of the property is leased from the US Army Corps of Engineers. New owners will negotiate a new 10-year lease with the CORPS of Engineers. A preapproval letter and confidentiality agreement will be required before releasing financials.
