This is a very private and secluded setting with very little
traffic.
Cabin: The cabin was constructed in 2022 and includes
approximately 1400 square feet of heated and cooled living space with 3
bedrooms, 3 bathrooms, large kitchen/living room, covered front porch and
covered back porch overlooking the Kiamichi River. The exterior of the cabin
was designed with a virtually maintenance free exterior with vinyl board and
batten siding, rock wainscoting, composite decking on all porches, composite
shingle roof and vinyl siding in the soffit areas. Additionally, the cabin was designed to be
very energy efficient to minimize heating and cooling costs with spray foam
insulation, vinyl double pain windows with Low-E glass and Argon gas and on
demand tankless hot water heater. The
interior of the cabin was finished out with rustic tongue and groove white pine
with vaulted ceilings in every room, water proof vinyl plank flooring, knotty
pine interior doors and custom made Beachwood cabinetry with granite counter
tops. The level of craftsmanship, attention
to detail and quality trim work throughout is very impressive. NOTE: This cabin comes completely furnished with
all furniture and appliances shown in the pictures with the exception of one
small glass table to the left of the entrance door and the picture above it.
Income Producing Property: The cabin
has been rented out on a part time basis since 2023 to provide an additional
income stream when not in use by the owners.
All furniture shown in the pictures is included in the list price so the
new owners can take over the short term rental business and future income

Land: The cabin sits on 2.43 acres (m/l) of level to gently sloping land that
is covered with an impressive stand of mature timber that is native to South
eastern Oklahoma including redbud, hickory, white oak, sweet gum, red oak,
eastern red cedar and native shortleaf yellow pine. The South property line is
a nice hole of crystal clear water on the Kiamichi River which provides great
recreational opportunities for fishing and kayaking. The cabin sits on an elevated bank of the
Kiamichi River and the sound of the water flowing down the river can be heard
and seen from the cabin back porch. The 1.8 million acre Ouachita National
Forest is about 1500 feet west of the property which provides excellent hunting
opportunities as well as direct access to some great ATV and horseback
riding. Wildlife are frequently seen
from this property.
