United Country Heartland Realty & Auction, LLC, with signing of the real
estate sales and purchase contract. For any online buyer, the ten percent (10%)
down payment shall be made by wire transfer within 24 hours. The balance is due
on or before February 17, 2026, with possession at closing. 2026 real estate
taxes will be prorated to the date of closing. A ten percent (10%) Buyer’s
Premium will be added to the final bid price to establish the contract selling
price. Property is selling “As Is” with no contingencies, including financing,
inspections, or appraisal. Sale is subject to restrictions where applicable,
rules and regulations of the City–County Planning Commissions, any HOA
requirements and fees, local health departments, and all federal, state, and
