You can easily be attracted to the grandeur of living in the countryside or be allured by the charms of living a rural life.  But, before you jump quickly into investing in a rural property, it is important that you have a solid understanding and foundation of what you really need and want.  

Ask yourself these questions that will help you narrow down your choice and to help you determine if buying rural property is the answer to your needs and wants:

  • What is the ideal location of your rural home, and what setting should it have?
  • Do you want to be located near farmland, in a wooded area, a home on a prairie, or something else entirely?
  • What size of home do you need?  Do you want a smaller or larger home?
  • Do you want a home with a small, average, or large piece of land?
  • What are your short-term and long-term plans for a rural property?
  • Will you use it as a vacation home or your primary residence?
  • Do you plan on using the land for agricultural purposes?
  • What should your living condition be?

Before you make sure that the rural property you are planning to buy will be a piece of heaven and the house of your dreams, there are many factors to consider.  This is practically important because you will be living in a community that you haven’t lived in before.

You might not like surprises, so it’s crucial that you get to know the important aspects of the area where your property will be before deciding to buy.  Know the following details about the area:

  • Is it surrounded by farmland or wooded areas?
  • Are there lakes or ponds?
  • Is it near to the town where you can have more convenient access to stores, gas stations, and other needed services?
  • Is it located far from large communities?
  • How far is it to reach grocery stores or health care facilities?
  • How far are you willing to drive to get to the location and places where you buy your needs?

It would be useful to consider the climate and prevalence of natural disasters in the area as well, so you will be prepared.  You can talk to potential neighbors and other people who are residing in the community.

  • Septic system for waste disposal:  Having an existing septic system can lower the taxes you will have to pay because properties with no septic systems are the ones that are being billed by municipalities.
  • Well water system:  This will be beneficial for you because you will not need to pay for water from a public water source.  You will be paying for the electricity to run the system instead.
  • Existing power supply: Check the reliability of the power lines and if there is backup power in case of power outages.  Rural homes with solar panels can be a great choice.
  • Heating systems:  Know how the existing heating system is being powered to know how much it costs to run the system.  Know if you can have a solar battery installed to store energy to use when you will need the heating system to run.
  • Telecommunication services:  This is an important part of the property that you should secure because you will need it for emergencies..
  •  Amenities and other structures included in the sale: Existing features and amenities in a rural property are a good choice.  These structures were most likely built for a good purpose, so know what is included in the rural property that you will be purchasing.

    • Feeders
    • Gates and fences
    • Livestock panels
    • Sheds
    • Various equipment

 

4.  Maintenance and furnishing costs

You will most likely buy a rural house that is bigger and in a wider area of land when you are thinking of rural property.  Know how much it will cost you to maintain the house and the property as a whole or if you can handle maintaining it yourself.

Likewise, know if there are upgrades that you would like to do on the house and in the landscape. 

Some upgrades that you might consider include repainting, rearranging furniture, purchasing new furniture, and other decorations that you would like to be added.
