TERMS & CONDITIONS

A 10% Buyer’s Premium will
be added to the final bid price of both the real estate and all personal
property. The successful purchaser of the real estate shall make a 10%
non-refundable down payment on auction day by personal check with proper
identification or bank wire transfer. The balance will be due on or before
Tuesday, November 10, 2026, with possession given at closing. Real estate taxes
will be prorated. The real estate is selling As-Is with no contingencies
including financing, inspections or appraisal. Personal property sells As-Is,
Where-Is. A 10% Buyer’s Premium will be added to all personal property, and a
6% Kentucky Sales Tax will apply unless the purchaser provides a valid Kentucky
Resale Certificate or Kentucky Farm Exemption Certificate. Announcements made
