The real estate is located at 7431 Cemetery Road, Bowling Green, KY 42103. Tract 1: The house tract contains 1.1 acres and fronts Cemetery Road and Pleasant Hill Road. Built in 1958, the 1,408 sq. ft. log home offers three bedrooms and one full bath. The property features an asphalt driveway, mature shade trees and a detached garage. The home has a shingle roof and a large rear deck. TERMS AND CONDITIONS
Buyer’s Premium and Real Estate Terms: A 10% Buyer’s Premium will be added to the final bid price of both the real estate and all personal property. The successful purchaser of the real estate shall make a 10% non-refundable down payment on auction day by personal check with proper identification or bank wire transfer. The balance will be due on or before Tuesday, December 1, 2026, with possession given at closing. Real estate taxes will be prorated to the date of closing. The real estate is selling As-Is, subject to all recorded and unrecorded easements, restrictions, rights-of-way and applicable regulations. There are no contingencies, including financing, inspections or appraisal. All prospective purchasers are encouraged to conduct their own inspections and due diligence prior to bidding.
Lead-Based Paint Disclosure: The home was built prior to 1978. A lead-based paint disclosure will be available. Prospective purchasers may conduct a lead-based paint risk assessment or inspection prior to auction day. The successful purchaser will be required to sign the Lead-Based Paint Disclosure and acknowledge or waive any remaining opportunity to conduct a risk assessment or inspection.
Personal Property Terms: Personal property will sell according to the order of sale stated above. Payment for personal property shall be made by cash, approved check with proper identification or approved credit card. All personal property sells As-Is, Where-Is, with no warranties or guarantees, expressed or implied, and all purchases must be paid in full before removal. Kentucky sales tax of 6% will apply unless the purchaser provides a valid tax-exemption number.
